Dear Mary,

Thank you so much for all your hard work that resulted in the successful sale of my Dad’s home. The entire process took only 5 months. You were absolutely correct in all your suggestions on how to stage the home for sale and you worked very well with me through the emotional parts of the event. You also had all the right contacts for any work to be done in the house, knew how just how to manage home inspectors, promoted the home with postcards/open houses and your best suggestion of using Sergio for some of the staging work. Sergio was wonderful, skillful, trustworthy and reliable.

I also appreciated you, our Northern Italian heritage and the friendship that developed. Your being at the other end of the phone for all my questions, what if’s, next steps and ‘how come we cannot get more for the house’ were just showed your professionalism.

Thank you again and should Jamie and I decide to move, you are our only phone call!

Sincerely,

Teri Ferguson

Testimonial to Mary Lovera 8/12/2011
Mary Lovera is an exceptionally-skilled and motivated real estate agent, someone whom you would want to hire in these unpredictable economic times. My story should serve as an example of what Mary Lovera is capable of and why you should hire her as your real estate agent.
My home was listed with another real estate agent for three consecutive years. When the previous agent took the listing, I asked what the listing price should be and I was told that it was up to me, since I was the owner. When I asked if I needed to do anything inside the house, I was told that it should sell anyway. I remember thinking: if I had to make all the decisions, then why would I need to hire someone to list my house?
My home remained on the market with my own listing price through most of 2008 and in 2009 I finally received an offer, which was nearly $50K lower than my asking price. My agent advised me to take the offer, because I could not do better in that market. I was not comfortable with that advice.
Two years later my house was still not sold. I began to lose hope and decided that it was time for a fresh start. I met Mary Lovera because she had a rental listing that I was interested in and she asked me to give her a chance at selling my house. I interviewed two other agents at the same time, but Mary was the most motivated and passionate about selling my house.
This was no easy task, since the house had been listed for so long and nearly everyone in the county had already seen it.
Her first advice was to make the house look the best it possibly could, so that it could acquire the curb appeal necessary in the down market. She gave specific instructions on how to rearrange furniture and where the cleanup was necessary. This required some work on my part and although I did not like to hear this and thought that my house was nice already, I took her advice. She then suggested a reasonable asking price and I was happy to take her advice, because I had become completely desperate to sell my home.
My new listing contract with Mary Lovera was signed in March of 2011. After a couple of weeks, Mary called me again and asked that I lower the price. She suggested what the new price should be and again I was happy to take the advice, because I would not know any better.
In April 2011 I had an accepted offer, which came in slightly higher than my revised asking price. I could not ask for a better outcome, considering how long my house had been listed. After the contract was signed, Mary worked hard to bring the sale to a close and my house was finally sold in June of 2011.
I think my experience with Mary Lovera speaks volumes about her great expertise in the real estate market and the ability to turn a stale listing into a sale. I highly recommend Mary Lovera to anyone, especially those who have lost all hope to sell their home in this market.

We are very happy to share with others how wonderful we think you are as a realtor, and whole
heartedly recommend you.
You helped us to sell our property within seven months from listing in a difficult market. It was a special
property, with nine acres of land, which you trekked showing client after client the terrain.
You were always professional and we were able to reach you even when you were out of state on
vacation. We appreciate all of the sacrifices of your personal time that you gave to us.
The house we were selling was 3OO years old, and you were showing a room that was in disrepair. I
smiled when I heard you say "and look at the beautiful crown molding". What a great saleswoman!
You held our hand through complicated biddinq and challenging buyers. At one point, we had a buried
tank that was being removed on a cold rainy day. You showed up unannounced, and when asked what
you were doing there, you replied: You're my client, so I'm here.'
You reached out to help us with the building department, and would come up with phone contacts for
septic cleaners, the tax department, tank removal specialists, etc. You never let us down.
You also introduced us to Burt Dorfman, a most excellent lawyer who was well versed with Rockland
County rules and regulations, was fairly priced, who returned our calls quickly, and kept things moving
for a quick closing. You maintained contact with Burt during the sale which was immensely helpful.
Mary you are a smart, professional, competent and beautiful woman. We consider ourselves lucky to
have you as our realtor. From start to finish, you gave us your full attention even showing up to the
closing with homemade cookies and treats.
We are more than satisfied with your representing us, and hope that this letter conveys just how good a
realtor you are. May your clients have the good fortune of selling or buying their property quickly.
Most sincerely,
Diane & Vinny Arnold

"In this market, you need to have the best realtor there is. I found her. Her name is Mary Lovera.

Mary helped me figure out what I needed to do to make my home show beautifully, insightfully discussed the state of the real estate market, and walked me threw a market analysis to arrive at the right asking price. My home sold in 3 weeks. Yes, 3 weeks. To put this in perspective, there are numerous other apartments in my complex that are comparable to mine, have been on the market for 9 months, and still can't sell for a lower price. Over the last three years, the price I received is the highest of any sale in my complex. Now that is results.

On top of all that, Mary is a lovely, warm, easy-to-talk-to person. You can't do better."

"It was a meant-to-be connection between my real estate consultant Mary Lovera and me when I began searching for a weekend home in Rockland County last summer. As I was surfing through the websites, I was instantly drawn into the well designed website of Baer & McIntosh. As I was going through their inventories of the houses for sale, I marked the ones that appealed to me. The next day I called the real estate office, and I was introduced to Mary over the phone. We set up a date to look at some houses. The moment I met her in person, I felt as if I had known her already for some time. Her genuine and sincere approach toward me made the search for a right home a pleasant experience. I was most impressed with her ability to keep her professionalism in protecting the rights of both the buyer and the seller. I have sold and brought several properties in the past but this was the most memorable experience. And of course, I have found my dream home, thanks to Mary. I would recommend her to everyone looking for a dream home without any reservation."
